Real data, not models

What you see actually happened in the market.

Many market reports show values from valuation models: estimated, smoothed, extrapolated. Our reports show what was actually offered – recorded, cleaned and counted listing by listing.

Observed, not estimated

The prices in the report are asking prices from actual listings. No hedonic model, no estimate, no index value.

The full range

Instead of an average, we show the price range from the cheaper to the more expensive listings (10 % to 90 % quantile) – compared with the district, canton and Switzerland.

Cleaned, not altered

We remove duplicate listings and obvious data-entry errors. The values themselves remain exactly as they appeared on the market.

Official statistics

Population and employment figures come directly from the Federal Statistical Office (STATPOP and STATENT), municipal boundaries from swisstopo.

Sources on every page

Every chart cites its source and every page its data date. The appendix sets out data sources, terminology and methodology.

Too little data? No report.

We do not fill gaps with modelled values. Charts with too few listings are left out. If price data are missing entirely, we do not produce a report and refund the full amount.

Frequently asked questions

Where do the figures come from?

Prices, supply and marketing time come from the IMMOLEX listings database: offers that were actually published, which we have been continuously recording, merging and cleaning since 1995. Population and employment figures come from the Federal Statistical Office. We do not use valuation models or estimated values. For the canton and Switzerland comparison values, we analyse a random sample of the real listings.

Are these asking prices or transaction prices?

Asking prices – that is, the prices at which properties were listed. They show what the market is asking and are available earlier than change-of-ownership data. We state this explicitly in every report as well.

Which languages is the report available in?

German, French, English and Italian. You choose the language in the order form; the language of this page is preselected. The figures and charts are the same in all languages.

How quickly will I receive the report?

Preparation starts automatically once payment is complete. The report usually reaches your inbox within a few minutes. You can also download it for 30 days via the link on the confirmation page.

How up to date are the data?

The report is generated fresh from the database when you order. The data date is shown on every page, and the reference dates of the official statistics in the appendix.

What about small municipalities?

Where there are too few listings, we leave out individual charts rather than fill them with modelled values. If there are no price data at all for the chosen topic, we do not produce a report and refund the full amount automatically. For small municipalities, an analysis of the entire district may be worthwhile – ask us.

Will I receive a receipt?

Yes. After payment, you will receive an order confirmation by email with the order number and amount. If you need an invoice with your company address, write to us.

May I pass the report on?

The report is intended for your own use, for example for your records or a client meeting. You may not publish or resell it. If you would like to integrate the data into your sales documentation in your own design, get in touch with us.
